Preparing To Buy

Before you start looking at properties it is always good to get your finances in order. I would recommend seeing a lender or mortgage broker to get pre-approved. No matter what the market conditions are, you will always have more buying power if you are pre-approved.

Another thing you will want to take care before you begin looking is putting together a list of what you’re looking for in a house. Do you need a certain number of bedrooms? Are you willing to fix up a house? What area or school district do you have to be located in? These are all questions that should be answered. If you are unsure, do not stress, we will sit down and put together a plan before we start shopping for homes.

Finding Your Home

This step is always the most fun. I get to be apart of you finding your dream home. We will often start with a tour of houses in different areas and price ranges to help narrow your focus. This is a good chance for you to see what is really important to you in your search.

As we progress through the process, you will receive instant updates as houses in your criteria hit the market. I will often preview them for you to make sure they are a fit before having you take a look.

Once we find the home you want to purchase, we will put in an offer the sellers will accept. I will investigate any extra costs that come with your new property.

Inspections, Appraisals, and Closing

Congratulations! At this step your offer has been accepted and we get to do some detective work. We will always have a licensed inspector inspect the property within a time frame that is agreed upon in the contract. Once inspections are complete we are given two different options.

  1. You accept the report and remove contingencies
  2. You renegotiate the terms of the contract

After the inspection there will be an appraisal on the house. This is to determine the value for the lending institution. After the appraisal confirms the value of the property, you then set to complete the remaining steps to close.

This may seem like a long process but with the help of the Bash team, we make sure things run smoothly.

Moving In

The day before you move in, we will on a final walkthrough. This is a final inspection to ensure you are getting the property, in the condition stated on the contract.

You will then be ready to sign the closing settlement and have the keys handed over to you. We will continue to stay in touch with you to make sure everything is going smoothly with the house. If you want to make any repairs or upgrades, we are always willing to recommend people you can trust.
